How To Stage A Home 

When you and your family are looking for your next dream home, there’s something that catches your attention about a nice, organized home.  Remember this when it is time to sell your Las Vegas home.

There are a lot of things home Sellers should keep in mind when putting their home on the market, how to stage a home is one of them.

 

Staging sells homes.

Empty homes seem cold and lonely, don’t they? It could be painted impeccably and meet every possible standard a family has and yet feel cold and anything but homey when walking through the home for a real estate tour or inspection.

If your home is still on the market after a few weeks or a month, then you can decide whether or not to remove the furniture. I would strongly recommend you to keep the furniture as long as the home is being shown fairly regularly. At least unti the home inspector has finished.

Tips For Staging Your Home

Don’t simply throw any old furniture in your home. Your goal is to create an atmosphere of warmth and comfort. You should have pictures on the walls (but not of your family), mirrors, plants, and pillows. You can use things from your own home in order to establish this atmosphere of homelike comfort. Make sure you don’t use your valuable items. Not all people who tour homes are honest. It’s a sad reality but something to consider all the same. In nearly every market I’ve seen there are always crooks “looking at homes” with the intent of coming back to steal items left in unoccupied homes.

Another technique is to use air freshners. Don’t go overboard though, many Las Vegas real estate agents want one in every outlet! A few strategically placed throughout the home is all you need.

Many successful real estate agents will either have you cook some aromatic food or do it theirself. There is nothing quite like the smell of cookies or fresh bread in the oven to make a home feel ‘homey’. These scents can be easily accomplished with well placed scented candles, potpourri warmers, dry potpourri, fresh-cut flowers, and electric room air fresheners.

If the weather permits, it’s also a good idea to open the windows in your home and let the home air out. There’s just something inviting about a home that smells crips and fresh when you walk into it.

Avoid exotic scents at all cost. Remain with the “homey” smelling stuff. Keep this in mind when selecting the method of fragrance. Having some fragrance in the home also prevents the home from smelling dank and musty, “empty house” smell as it’s called in the industry. This is just another part of the staging process that works for many Las Vegas homeowners trying to sell their homes quickly through staging.

The question of whether or not staging sells real estate is “yes”. Staging a home can absolutely lead to a higher offers and a quicker sells, even in today’s sluggish Las Vegas real estate market.
