1. You can't take constructive criticism. I've seen 1 million dollar cash deals fall through because of the stupidest things such as the difference between $500. How stupid is that? I've also seen Sellers pull their homes off the market because the home inspector found a couple hundred dollars worth of repairs that needed to be made to their 20 year old home and they took it personally.
2. You priced your home too high. This is probably the #1 reason most homes don't sell and home sellers just don't understand. What the home is really worth in the market and what YOU think it's worth are two different things. If you don't think your real estate agent is being honest with you about the market value, hire yourself an appraiser!
3. Your ego get's in the way of the transaction. This can be a by product of the 1st reason. I've seen many "educated" people who tried to handle parts of the transaction their self because they thought they were smarter than their real estate agent who sells 20 homes a month. You hired your real estate agent for a reason, now step back and let them work.
4. Your home is a pig stye. The way some of you keep house...or fail too...may be costing you a sale. If you're living in your home, keep it cleaned. Spotless. If you don't have the time or will power to do this, hire a professional house cleaner to come in. While you're at it, find yourself a good organizer and have them organize your disorganized home. 5. Your not flexible enough with appointments. I know a lot of Sellers who put too many demands on potential home buyers. Over 80% of FSBO's end up listing with a real estate company because they can't sell their home on their own. Of course, the FSBO company that you bought the signs and other assorted services from will not reimburse your money...lol

Keep the home clean and inviting on the inside and out, and make yourself available when asked to. During the home inspection, go out for a while until the inspection is over. There is no need in your being there and you could make things worse for your real estate transaction.
