Due to the lower rates this is the perfect timing for investors.</p>
<p>Although there have been mixed reports on how 2009 will affect <strong>real estate markets in Las Vegas</strong>. There is one thing that still rings true and that is the fact that market prices are soon going to be on the rise. The only thing that seems to differ within these reports is the time scale of how long the rejuvenation of the industry will take. There are some people who are planning on it taking only being a year and others predicting longer. At the moment there is low demand for houses in the Las Vegas area and also an abundance of properties. This is mainly due to the fact that people buying homes has decreased to an astounding level in most places within America. Although Vegas were certainly not the worst affected of all the areas, things still slowed down considerably.</p>
<p>In one three year period, 2005-08 to be precise, the amount of unemployment within Las Vegas hit an all time high. There were fewer jobs being readily accessible for the people that lived there. This led to a decrease in the real estate interest and also to development and investment. With the construction of many multi-billion dollar resorts, casinos and hotels however, the shortages in jobs are said to be over. There is now said to be a lot of jobs waiting to be filled.</p>
<p>These new resorts that are being built have started somewhat of a trend in Las Vegas. There is a lot of then opened to the public in 2008. More are expected to open in 2009 and also 2010. The amount of jobs that are becoming available are higher than what they have been for a few years. The unemployment levels that had recently hit Las Vegas were said to be the reasoning behind the real estate market hitting a meltdown. The newer jobs can only mean one thing and that more investment and more opportunities within the real estate market.</p>
<p>Investors are now at a more beneficial state with regards to the real estate market in Las Vegas. The lowering interest rates and dropping house prices have meant that there has never before been a better time for people to plunge their cash into real estate within the area. The overflowing inventory of housing is a godsend when the rising costs of both land and construction are taken into account.</p>
<p>It has been reported that even though the real estate has practically come to a standstill in recent years. 6,000 new residents are still flocking to the city every month. There is also an increase in the number of jobs that are available. The appropriately priced housing means that many more are soon to be flocking. The later end of 2009 has been the estimation date for the house prices and interest rates rising again. Although some critics have stated this to be a far too optimistic time scale, it shouldn't be far off this estimation.</p>
<p>Although foreclosures are always going to be a wild card in the real estate market and more so with Las Vegas and the changes that it is currently going through. As long as numbers of these are low, the real estate market will soon return back to normal. For those looking to make the most out of the real estate forecast for <strong>Las Vegas</strong> in 2009, now is there perfect time to invest.</p>

While the <a href="http://lasvegasrealestatefacts.com" title="las vegas real estate">Las Vegas Real Estate</a> market may still be a bit shaky, wise investors and consumers are snatching up bargains left and right. Some neighborhoods have shown a leveling off in prices, while many others are still declining, although slower than they were just a few months ago.</p>
<p>Many of these investors and consumers that are looking for great deals are finding them in the <a href="http://lasvegasrealestatefacts.com/las-vegas-time-shares/las-vegas-timeshares/" title="las vegas timeshares">Las Vegas Timeshares</a> and <a href="http://lasvegasrealestatefacts.com/las-vegas-condos/las-vegas-condo-reviews/" title="las vegas condo">Las Vegas Condo</a> market. </p>
<p>Even with the economy in the shape that it is, it seems that there is a pool of buyers out there that know a bargain when they see one. </p>
<p>From what I've been seeing, the <strong>Las Vegas Timeshare market</strong> is having a lot of movement. As some timeshare holders need to get rid of their timeshares due to economic issues, some are looking for those coveted weeks that are hard to get, especially the last week of the year from Christmas to New Years. These weeks seem to have stayed steady in the market and a few have even made some money off of their timeshares for that week.</p>
<p>As for the Las Vegas Condo market, again, those with money to spend are looking for bargains. Many Sellers are deciding to hold onto their condos. Whether this is because they do not want to take less than what they paid or they're waiting for the real estate market to do an U turn and head back up, it's hard to say. Many new condo units are sitting idle. Some construction on certain units have even come to a halt as money gets scarce. The exception is units available on the Strip. These always seem to have a demand, even in a down-turned economy. The Strip is just an attraction that many people with money can not resist.</p>
<p>The residential market is still experiencing ups and downs. Foreclosures are still running rampant in many Las Vegas neighborhoods. This has attracted real estate investors from all over the U.S. and even International investors that plan on staying in it for the long haul.</p>
<p>The boom that UNLV economist had predicted to start in August of this year hasn't materialized and many newcomers to Las Vegas are deciding on renting rather than purchasing. This is good for landlords and many of the foreclosures are being picked over by investors looking for rental properties. </p>
<p>Realty Trac estimated that there were 81,000 foreclosures in September across the U.S.. A staggering 71% increase over last year. A lot of those were in Las Vegas. But is there a Silver lining behind this cloud? Many experts in Las Vegas think so. But remember, many people in Las Vegas also believe they're going to strike it rich at the Casino's!</p>
<p>The truth is that we probably have a ways to go before we see the Las Vegas Real Estate market head back up. The one bright spot in this whole thing is that the smart investors, those who know a deal when they see it, are in Las Vegas and they buying...buying residential homes, condo's, land and even timeshares. Don't count out <strong>Las Vegas Real Estate</strong>, just proceed with caution!</p>

<p>It's funny, depending on which magazine or financial news show you watch, Las Vegas is either the fastest declining real estate market, or one of the best values in real estate across the country!</p>
<p>So which one is it?</p>
<p>Well, it's both. Las Vegas Real estate has lost about 25% of it's value recently. Considering that over the last several years Las Vegas was one of the fastest growing real estate markets, the decline is seen as an adjustment by many experts.</p>
<p>Las Vegas is seeing more and more investors moving in and buying property.</p>
<h3>What do Investors know that you don't?</h3>
<p>Investors in Las Vegas real estate are speculating that the real estate market in Las Vegas will rebound. They point to Las Vegas as one of the fastest growing population centers of the nation as proof that the real estate market will rebound.</p>
<p>New residents to Las Vegas are finding that it's a Buyers market. If one is patient, one can expect to find nice homes at reasonable prices. Some of these new residents are finding they can now afford larger, more extravagant homes in Vegas than they could as opposed to where they came from. Especially if they came from the California markets.</p>
<h3>How long will the declining Las Vegas real estate market last?</h3>
<p>That's anyone's guess. However many real estate experts believe that 2008 may be the last year of declining prices. Some believe that toward the end of the year, Las Vegas will see home prices leveling off to slightly declining. You can almost sense the urgency in some Investors and first time home buyers.</p>
<p>Real estate, like any other investment, can be hard to judge. One should remember that even investing in real estate market like Las Vegas, there are still risk to consider. Not every home you come across will be a wise investment.</p>
<p>A new home buyer or Investor must first sit down and decide what they want to do with the property. <li><strong>You can't take constructive criticism.</strong> I've seen 1 million dollar cash deals fall through because of the stupidest things such as the difference between $500. How stupid is that? I've also seen Sellers pull their homes off the market because the <a href="http://lasvegasrealestatefacts.com/las-vegas-real-estate/how-to-choose-the-right-las-vegas-home-inspector/" title="las vegas home inspector"><strong>home inspector</strong></a> found a couple hundred dollars worth of repairs that needed to be made to their 20 year old home and they took it personally.</li>

What the home is really worth in the market and what YOU think it's worth are two different things. <li><strong>Your home is a pig stye.</strong> The way some of you keep house...or fail too...may be costing you a sale. If you're living in your home, keep it cleaned. Spotless. <p>Choosing the wrong <strong>Las Vegas home inspector</strong> can cost you more than the inspection fee. Choosing a home inspector based soley on price is foolish. And no one wants to be foolish.</p>
<p>I'm still amazed at people who will spend countless hours, days and months looking for just the right home and then choose a home inspector solely because he was $50 or $100 than the next guy. I routinely read a website from a <strong><a target="_blank" href="http://www.best2inspect.com" title="houston home inspector">Houston home inspector</a></strong> who blogs about the different types of home inspection clients he has. It's too funny the way some act!</p>
<p>Local and national home inspector schools turn our hundreds of new home inspectors each year.  These people come from all walks of life. One week they are the door greeter at Wal-Mart, the next they're a "Certified" home inspector inspector your dream home.</p>
<h3>Tips For Choosing A Las Vegas Home Inspector</h3>
<p><strong>Tip #1:</strong> Do your due diligence. You're responsible to research the best home inspector for your purposes. Find out all you can about the inspector you wish to hire by calling them up and talking to them on the phone. Are they easy to talk to? Do they seem knowledgeable or do they have to search for the answers to our questions? See if they'll email you a sample of an actual report. Once you have the report, see if it's easy to read and  understand. If it's not, move on to another inspector. A report should be very detailed, easy to understand, written in common sense English and include photo's of major defects.</p>
<p>Ask your friends and coworkers for referrals from when they bought their homes. Never take their recommendations blindly. The majority of people have no idea if they received a good inspection or not. All they know is they liked the inspector and he pointed some things out. Research, research, research!</p>
<p><strong>Tip #2:</strong> Never hire an Inspector solely on the recommendation of your Real Estate Agent. While you may think that your agent hung the moon, they could be pushing you to use a "wink and nod" inspector, or as we in the business call them, "Drive by Inspectors." They grab your check as the drive by the home their suppose to be inspecting. These types of inspectors "don't rock the boat" or are not "deal killers".</p>
<p>These inspectors get their business from agents who control them. The agent knows the inspector will see to it that the inspection doesn't derail the transaction. Even if your agent recommends 2,3 or more inspectors, only a foolish consumer would rely on that recommendation.</p>

<p><strong>Tip #3:</strong> The word "Certified" means nothing. Listen up. You yourself can become a "Certified" home inspector by sending fifty or a hundred bucks to one of many home inspection associations. They'll then send you a cute little certificate stating you're a "Certified" or "Master" home inspector. No experience required. Just send them the money and they send you a computer generated "Certified" certificate. Pretty easy huh?</p>
<p>In Nevada, what you want to look for is a home inspector certified/licensed by the State of Nevada and has the required insurance. If an inspector is "Certified" through an association, then you need to look elsewhere.</p>
<p>Sure, it's good that your inspector should belong to some state and national home inspector associations. Most professionals in any business belong to industry associations in their field. Home inspectors are no different. However, there are many companies out there looking to make a buck off the backs of new home inspectors. Don't fall for the "Certified" or "Master Certified" home inspector label. Some of these organizations use the word "Certified" in their name to try and sound credible. Buyer beware.</p>
<p>If you're looking for an inspector on <strong>new construction</strong>, you do want to look for a <strong>Code "Certified" inspector</strong>.</p>
<p>There are two national home inspector associations that you can trust when searching for a Las Vegas area home inspector, they are the American Society of Home Inspectors (ASHI)- <a href="http://www.ashi.org">http://www.ashi.com</a> and the National Association of Home Inspectors (NAHI)- <a href="http://www.nahi.org">http://www.nahi.org</a>. If the inspector you choose does not belong to one of those organizations, continue looking until you find one that is.</p>
<p>It's not to say they are a bad inspector if they don't belong to one of these organizations, what I'm saying is that the majority of inspectors who belong to these organizations are experienced and honest inspectors. No, not all are honest, that's why you'll continue your research by asking for referrals, insurance verification and sample reports.</p>
<p>ASHI has very strict requirements for membership including passing the National Home Inspector Examination. NAHI has similar requirements.</p>
<p><strong>Tip #4:</strong> You get what you pay for. Price should never be the determining factor when searching for a Las Vegas area home inspector. A good, thorough and knowledgeable inspector will save you money while a poor inspector will cost you many times their fee. You may need that $100 bucks you saved to try and repair that $10,000 roof your cheap inspector failed to warn you about.</p>
<h3>Here's an example of how a bad home inspector can cost you money.</h3>
<p>Let's take a 2000 square foot home. A top of the line inspector who knows what he's doing will cost you approximately $350 to $600 or more for this size home, depending on a few variables. You have to ask yourself, if the inspector I choose charges less, why? What will be missed or left out of the inspection?</p>
<p>On the other hand, a good inspector will find things others will miss. You may want to go back to the Seller and renegotiate the price of the home. I've seen Sellers drop their price $30,000 because of the items that were found wrong with homes during the inspection.</p>
<p><strong>Tip #5:</strong> Check with you state to see if they require home inspectors to be licensed. More and more states are requiring home inspectors to be licensed. Even in these states, there are some inspectors who can't meet the standards and will be performing illegal inspections. Check them out before hiring them. Nevada law provides for the certification of home inspectors of structures by the Real Estate Division of the Department of Business and Industry. Look closely at your inspectors credentials.</p>
<p>Choosing the right Home Inspector is a very important process when buying a home. Don't leave it to chance. Do your homework and you will save money in the long run. Afterall, that's one more reason to choose your <strong>Las Vegas Home inspector</strong> with care.</p>
